BOOKINGS AND PAYMENT TERMS:
All bookings are to be paid 28 days prior to arrival. We also require a 50% deposit to be paid at the time of booking.  

The primary guest acknowledges that they have read and understood these terms and conditions and that they are responsible for the compliance of those rules by all other guests as well.

The primary guest must provide a copy of photo ID prior to check-in.

Failure to comply with the below-mentioned conditions will result in immediate termination of your tenancy and forfeit of any rental monies paid including the bond.
 

SECURITY BOND:
For any bookings directly made with our office, credit card details will be taken at the time of booking. The credit card details will be held securely and following the tenant’s vacate date the property will be checked. Should any damages occur, or any additional cleaning be required, these fees will be deducted from this credit card accordingly. The preauthorised damage bond amount is valued at $500.

For booking made through VRBO & Booking.com, once the cleaners have cleaned and the property has been inspected, the bond will be released through the booking platform. Please note that these bond refunds can take up 14 days.

CANCELLATION POLICY:

More than 28 days prior to arrival:

A full refund will be given minus a 10% administration fee & the non-refundable $60 booking.

Within 28 days of your arrival:

Full payments will be forfeited unless we are able to rebook the accommodation for the entire period. If so, a refund will be given minus a 10% cancellation fee & the non-refundable $60 booking fee.

All 10% cancellation fees are charged on the total price of the booking.
 

CHECK-IN, CHECK-OUT & KEYS:
Check in time is 2pm. Keys are available from office & will only be released when full payment is received. Late arrivals need to contact our office to ensure suitable arrangements can be made for key collections.

Checkout is 10am sharp on day of departure. Late checkouts need to be confirmed when booking the property and are subject to availability. For late checkouts, without prior approval, additional fees may occur. All keys need to be returned to our office on checkout. Any keys not returned will be collected and a key retrieval fee of $50.00 charged.

 

USE OF PREMISES:
We have a strict no events policy at all properties. We can NOT accommodate any type of event. No parties, no hens/bucks’ weekends, or functions.

Noise complaints. Neighbours have the right to expect it to be quiet during the hours of 10pm-8am. Any complaints from the neighbours may result in immediate termination of rental and loss of all remaining monies paid including bond.

Any breach of house rules in general, can result in eviction and loss of bond. House rules are:

  1. No extra people on premises. If booked for 5 people, only 5 people can stay even if the property accommodates more guests.
  2. No unruly behaviour or excess noise.

Please note that the bedding is calculated on an industry standard, and each property will only be allocated the same number of people. Subletting will not be tolerated.

Any damage, breakage or theft is the tenant’s responsibility during their stay and if anything is noted by our cleaners as missing or broken it will be charged against the bond.

Smoking inside the property is strictly prohibited. If you do smoke, please do so outside. Any cigarette butts are to be removed. Should there be any additional cleaning required or evidence of smoking within the home, additional cleaning charges will apply. 

Lost, stolen, or forgotten items belonging to tenant is your responsibility. The agent will endeavour to recover items but take no responsibility. A charge will be incurred for postage of items.

All doors and windows need to be closed and locked when you leave the property during your stay and upon departure.

The tenants accept responsibility for and agree to indemnify the owner against any loss or damage, caused by the tenant or any member of their party, to the premises or contents during the tenant’s occupancy. The tenant must report any damages, breakages, or lost items immediately to our office. The Agent is authorised to spend funds from the bond to cover damage or loss caused to the premises or contents during the tenants stay. Tenants will be advised accordingly of any claim made on their bond.

 

CLEANING:
Once the cleaners have cleaned and the property has been inspected, the bond will be released to your nominated bank account. Please note that bond refunds through VRBO Stayz can take up to 14 days to be refunded.

It is a requirement that the property is returned in clean condition. Your rental includes a general clean however if there is excess cleaning, cleaning fees will occur. Extra cleaning includes but is not limited to dirty dishes, no rubbish removed, food and drink stains on bedding and furniture, BBQ requires additional cleaning. Additional cleaning charges will be charged at the rate of $50 per hour. 

 

AFTER HOUR CALL OUT’S:
Tenants are responsible for the safe keeping of the keys during their stay. A call out fee of $50.00 will apply where spare keys are required outside office hours. Lost keys will be replaced & cost of this taken from your bond.

 

PETS:
For pet friendly properties, the tenant agrees, to supervise and keep the animal within the premises, to ensure that the animal does not cause a nuisance, or breach the reasonable peace, comfort, or privacy of neighbours and to clean up all animal droppings and/or fur prior to vacating the property. Pets are NOT permitted to be on any furniture or beds.  Should any damages occur to the property, or should any additional cleaning be required we reserve the right to claim these charges from the tenant’s bond. Please note that pet friendly properties are subject to Property Managements approval.

 

GARBAGE BINS:
It is the guest’s responsibility to ensure that the properties’ allocated bins are put out to the curb for collection on the required day. Please refer to the property compendium or fridge magnet for the bin collection day or contact our office on 02 444 13 444 for clarification.
